A turnkey LITHENZA home with finishes starts at €1,100–1,200 per m². The final price is written into the contract and does not increase during construction. It covers everything from design to interior finishing and warranties.

LITHENZA homes are designed to the NZEB nearly-zero-energy standard. The airtight envelope keeps heat loss to a minimum, so heating in winter and cooling in summer require five to seven times less energy than a traditional limestone-block or brick home.

Ninety days from signing the contract to receiving the keys. This includes design, production, delivery, assembly, finishing and utility connections. If a delay is our fault, we pay a penalty of 1% of the contract value for every week, as stated in the contract.

Yes. LITHENZA has an official agreement with MICB, and the bank approves mortgages for our homes. The standard terms are a 30% down payment and a term of up to 30 years. We guide you through the entire process.

The LITHENZA envelope uses engineered panels made of fire-resistant magnesium oxide and high-density polyurethane. The system does not support combustion (EU class A1), resists moisture and achieves A+ energy performance. It is engineered for decades of use.

The airtight envelope eliminates draughts, while a mechanical ventilation system with heat recovery continuously brings in clean outdoor air and retains indoor temperature. Rooms stay fresh, quiet and low in dust.

The structure is covered for 10 years. Engineering systems, including plumbing and electrics, are covered for five years, and finishes for two years. Every obligation is stated in the contract.

No. We build throughout the year. The technology removes most weather-dependent wet processes. Installing the thermal envelope on a prepared foundation takes 14 days and can also be done in winter.

Everything required to move in: design, foundation, structural kit, roof, NZEB windows, interior finishes, plumbing, electrics and utility connections. The plot, landscaping and movable furniture are not included.

Yes. Our proven models allow finish and facade changes, while the Signature format provides a completely individual design based on your preferred area, appearance and functionality.

Yes. We provide the complete architectural and structural documentation for submission to the municipality. You may submit it yourself or have our legal partners manage the process.

The home kit is produced under controlled factory conditions in Brașov, Romania, with every stage documented. It is then delivered to the plot and assembled in 14 days. Production and installation can be monitored online 24/7.

We build on your plot. If you have not bought land yet, we can help you choose it through trusted real-estate partners and advise on geology and utilities before purchase, preventing avoidable costs.

We have a fully remote process for Moldovans living abroad. Approvals happen online, construction can be monitored by video 24/7, and the contract can be signed by notarised power of attorney. You only need to arrive to collect the keys.

At our full-size LITHENZA house in Chișinău. You can walk inside and assess the materials, NZEB windows, layout and acoustics in person. Visits are private and by appointment.
